  • Three Things to Know About the New Mayor of Everett and Its Plans for Growth

    Last fall, Everett elected its first female mayor. Cassie Franklin, who grew up in the Northwest and received her bachelor’s degree at Lewis and Clark College, beat candidate Judy Tuohy by just 198 votes. Here's some more information about this new leader in the Seattle area. 1. Franklin aims to tackle homelessness and has extensive experience with this issue. Before becoming mayor, Franklin was the CEO of Cocoon House, which is a nonprofit organization dedicated to helping homeless and at-risk youth through outreach and housing options. Under her leadership, this organization grew into a regional leader. Franklin now hopes to use her experience working with Cocoon House to improve Everett’s homeless community. Franklin promises to expand the city’s Safe Streets program, which connects homeless individuals with access to treatment for addiction and mental illness, employment opportunities, supportive housing, and other services. 2. Everett is ready to explode, and Franklin wants to help. Everett’s economic resources are obvious: one of Boeing’s major facilities is located here, and the city is also home to the Port of Everett, Naval Station Everett, Providence Regional Medical Center, successful schools, Everett Community College and, WSU Everett.     I’ve been writing for the awesome Pickett Street Properties Team for nearly a year now, and it seems I’m overdue for a personal introduction. Hello! My name is Ansley. I’m a teacher and a writer. I'm also a first-time home buyer. I spent most of my life in the Seattle area before moving to Colorado for graduate school. While I fell hard for Colorado’s snowy mountains, sunshine, and blue skies (seriously--you haven’t seen the sky until you’ve experienced it out here!) it’s my dream to move back to the Seattle area. I’m good at drinking a lot of coffee while watching the Great British Baking Show and reading New York Times articles in bed.   • The Space Needle

    Like most things in Seattle, the Space Needle began with a cup of coffee. To be fair, there was a napkin involved, too. It was the end of the 1950s, and Edward E. Carlson was relaxing in a coffee shop, idly doodling on a serviette. It’s impossible to say for sure whether or not the impending World’s Fair was on his mind when he originally sketched the city’s sci-fi pinnacle (for all we know, Carlson might have been dreaming about his dry cleaning whilst scribbling). What we can say is that Carlson’s design, etched onto scrap paper amidst a peppering of coffee stains, served as the inspiration for one of the Northwest’s most important monuments. It wasn’t completely Carlson’s brainchild, however. Left to his own devices, he would have designed a building resembling either a massive balloon tethered to the earth or an equally large balloon perched on top of a column (the man liked his balloons, it seems). It took architect John Graham and his dedicated team to translate Carlson’s initial inspiration into the flying saucer structure we have today.   • Do You Like Low Interest Rates?

    Interest Rates Unchanged After The Fed's Wednesday Meeting After its meeting this Wednesday, the Fed voted to leave interest rates unchanged, keeping its benchmark rates at 0.75-1.00%. The decision was a response to the economy’s slow .7% growth in the year’s first quarter. Much of this slowing growth can be attributed to the transition period following the presidential election, so the Fed remains optimistic for future economic growth. In that case, two more rate increases are expected by the end of the year. The next rate hike is expected to occur in June as long as the economy continues to grow, while many experts expect a second increase to occur in September. Overall, the decision seems to have had a very slight indirect effect on mortgage rates. As of Thursday, the average 30-year FRM was down about 1 basis point, hovering around 4.02%, while the average 15-year ARM and remained around 3.27%. And, though rates are always changing, many experts don’t expect them to increase dramatically between now until the end of the year. Many economists expect the 30-year FRM to fall between 4.2-4.5% at the end of 2017. For some, these rates might seem to be way too high.…Read more

  • How I Got The Gumption: The FHA 203K Loan

    Sometimes, renovations can cause even the mildest mannered homeowner to panic. After all, home improvements can be costly and stressful. However, when Pickett Street’s very own Margaret Smith, Director of Operations, decided to purchase a vacant, bank owned fixer-upper, the FHA 203K Loan presented her with an opportunity that turned the process into a dream come true. Margaret bought her duplex in south Everett near Paine Field in August 2014. It was a bank owned property, meaning nobody had been living there for over a year. The previous owners had gone into foreclosure, so the home sat there vacant, lacking love and attention. The upstairs unit was a 3 bed, 1 bath layout that Margaret planned to rent out. It needed a new bathroom, new washer and dryer, a fresh coat of paint on the laundry room walls, and an all-around thorough scrubbing. The bottom unit was a 2 bed, 1 bath layout that was perfect for Margaret and a roommate. That 2 bed unit also needed a new bathroom, new kitchen and new vinyl wood flooring (which also needed to be leveled). State Bond Loans In general, State Bond Loans help buyers secure a loan at below-market interest rates. The exact rates offered through State Bond Loans vary, but they generally increase long-term affordability and decrease monthly home payments. These bonds are available through local housing agencies, which sell tax-exempt mortgage revenue bonds and then use the income from these sales to offer below-market rate loans to buyers.   • It’s a Christmas Miracle!

    Each holiday season, I like to kick back and remember the time my family banded together to roll a derelict hot tub down the road on Christmas Eve. The particular Christmas I’m about to describe would have been strange enough without the aforementioned tub. For one thing, it snowed about a foot that year, a curious and sensational occurrence in the Puget Sound, one liable to cause widespread panic in the streets (curiously, us Northwesterners can endure years of nonstop rain with stoic indifference, but the lightest dusting of snow results in pandemonium and chaos). Additionally, we lost electricity for the week leading up to Christmas Eve morning, meaning my poor mother’s preparations for our annual holiday party (normally a three week affair, if you don’t count the additional six months of initial planning) were squeezed into a mere six hours. To top things off, I had pretty extensive oral surgery just a few days before the festivities, so I spent much of the holiday sitting in a corner in a peaceful, painkiller-induced haze.   • The Preposterous Rituals of Turkey Day

    Call me sentimental, but my mind is wholly occupied with turkey and potatoes today. Thanksgiving in my household was always a bit of a confusion, partly because we never knew exactly who might show up for dinner. As a local pastor, my father maintained a more or less constant open-door-policy with his parishioners, meaning that all 300 members of the congregation were theoretically welcome when it came time to carve the turkey. In addition to this prodigious crowd, my father’s property generally played host to an eclectic assortment of animals, including, but not limited to, one cat, one dog, two parakeets, three obese chickens, and two stupendously moronic goats (Dad was an urban farmer before the role was co-opted by bespectacled twenty-somethings from Brooklyn), all of whom seemed fond of wandering in and out of the house with a blatant disregard for both basic social etiquette and screen doors. All in all, Clark Thanksgivings were usually characterized by barely managed yet jovial chaos, making them pretty standard affairs as far as holidays go.   • Is Portland King of Real Estate? Not for Long!

    When hot home markets come up in conversations, most people mention Portland, Oregon. Rent prices in the region have been soaring for years, after all, and actually purchasing a home in the region can be as competitive as a Timbers-Sounders match. After living in Portland for five years, I can certainly see the appeal of the city (where else can I scarf down a bacon-wrapped donut mere moments before attending a Level 3 Vinyasa Flow Class heated to a toasty 101 degrees?). That said, based on the latest housing market trends, it seems like Portland’s days as the hottest housing market are numbered. Between August 2015 and August 2016, Portland home prices increased by 11.7%, putting Rip City in first place for the hottest home market in the country. However, that lead is beginning to look precarious, as Seattle’s housing prices posted an 11.4% increase during the same time period. Not only that, but Seattle also posted significant gains over third place Denver’s housing prices, which recorded a comparatively modest 8.8% gain.
